The mechanical and electrical infrastructure often needs to be rebuilt or replaced several times over the lifetime of a building. Many structures were designed for lowest first cost, and as a result, the mechanical and electrical systems are energy inefficient and/or require replacement after a relatively short period.

Glumac understands that the design process of remodel and renovation projects is uniquely different from new facilities. Existing systems need to be evaluated for reuse or replacement. Often as-built documentation is limited or non-existent.

Our approach to remodel and renovation projects includes the following predesign
services:

Field Investigation – Extensive field investigation to confirm the accuracy of as-built drawings or to create design documents.

Photographic Documentation – Photographic documentation of existing conditions for reference by the design team and incorporation into the contract documents.

Equipment Testing – Retain the services of testing agencies to provide operational testing of existing mechanical and electrical systems including air test and balance, camera scoping of selected ductwork and piping systems, testing of electrical switch gear and mechanical equipment.

Code Analysis – Evaluation of existing systems against current code requirements. Renovations or remodels often require upgrading mechanical and electrical systems to meet current codes.

Regardless of the project delivery method (design/build, design-assist or design/bid/build), these important predesign services ensure that existing conditions are well documented and minimize surprises and change orders during construction.
