Caltrans: Design/Build LEED®State Building

Glumac is proud to be teamed with Turner Construction Company and AC Martin Partners contributing to the design/build delivery of the new Caltrans District 3 Headquarters building in Marysville, California. Currently under construction, the five-story, 208,000 sf building will provide the State of California with an energy efficient, LEED® NC Silver facility that promotes a healthy and productive work environment and fits within the context of the community.

Glumac assisted the design/build project team in:

  • Optimizing the building orientation and envelope to enhance daylighting while minimizing solar load.
  • Integrating a multi-level atrium element that includes provision for nighttime ventilation to reduce building cooling loads and enhance indoor air quality.
  • Take advantage of the thermal mass inherent in the pre-cast concrete structural system.

Glumac is further providing energy analysis and LEED® facilitation services to the project. The State of California has a goal of LEED® NC Silver for this and all new state buildings.

For the Caltrans District 3 Headquarters in Marysville the design/build team is targeting a 20 percent reduction in annual energy consumption compared to California’s Title-24 energy code. This will result in annual energy cost savings of approximately $100,000 and at least three (3) LEED® points. Using DOE-2 energy analysis software, Glumac has evaluated the following energy efficiency measures for the project:

  • Reduction of lighting power density
  • Daylight dimming and occupancy sensor lighting controls
  • Use of thermal mass for cooling load reduction
  • Nighttime ventilation
  • Low-e glazing
  • Indirect evaporative pre-cooling of ventilation air
  • High efficiency HVAC and domestic hot water equipment
  • Server room economizer cycle cooling
  • Cogeneration systems

Glumac has evaluated each predicted energy cost savings and implementation cost of each proposed energy efficiency measure. In some cases, two measures did not necessarily save a significant energy cost on their own merits, but when coupled together the energy savings proved to be beneficial. An example of this is the synergy between thermal mass and night flushing. When coupled together, the energy savings of the two measures was significant because of the colder night air coming in contact with the concrete. This helped reduce the peak-cooling load in the summer, resulting in a significant reduction for the operational energy costs.

Glumac is also leading the LEED® certification effort for this project. Glumac engineers have worked closely with the State and the design/build team to identify achievable LEED® prerequisites and credits to insure the LEED® NC Silver requirement.

Throughout the design and construction process, we are currently consulting with the project team on how to implement and document LEED® credits. The team has worked together in a collaborative process that optimizes LEED® points and value to the State, while working within the project budget and schedule parameters.
